Can my landlord just refuse to accept my notice?

No — a landlord doesn't need to agree to a valid notice for it to take effect. If your notice meets the requirements (in writing, at least two months, ending on a correct rent period boundary, and provably served), it ends the tenancy on that date regardless of whether your landlord acknowledges it.

I'm still within what would have been my old fixed term. Does that change anything?

Not in the way most tenants assume. Since 1 May 2026, an old fixed-term end date no longer locks you in — your tenancy is periodic, and you can serve two months' notice at any point. The date that used to matter under your original agreement generally doesn't restrict when you can leave any more.

What if I need to leave sooner than two months?

Ask your landlord to agree an earlier end date in writing — this is often called a surrender. They don't have to agree, but many will, particularly if a replacement tenant can be found. Without that written agreement, you generally remain liable for rent until your full notice period actually ends.

Can I take back my notice once I've given it?

Not automatically. Once valid notice has been served, you should assume the tenancy will end on the stated date unless your landlord agrees in writing to let you withdraw it, or you agree a new tenancy together. If your circumstances change, contact your landlord as soon as possible.

My tenancy agreement doesn't say anything about notice periods. What applies then?

The statutory minimum of at least two months' written notice applies by default. Your tenancy agreement can allow a shorter period if it was agreed before 1 May 2026, but it cannot require you to give more than two months.

Does it matter if I serve notice by email rather than post?

Email can be valid if you can show it was actually received — a read receipt, a reply acknowledging it, or similar evidence helps. If there's any doubt about proof, sending a hard copy as well, ideally by a trackable method, removes the argument entirely.
