Should I stop paying rent until the repairs are done?

No. GOV.UK says you should carry on paying rent while you wait for repairs. Withholding rent can put your home at risk.

What if my landlord ignores my repairs request?

Contact the environmental health team at your local council. GOV.UK says they must take action if they think the problem could harm you or cause a nuisance to others, and they can inspect using the Housing Health and Safety Rating System (HHSRS).

How much notice must my landlord give to inspect?

Section 11(6) of the Landlord and Tenant Act 1985 allows the landlord, or someone they authorise in writing, to enter at reasonable times of day to view the condition of the property after giving 24 hours’ notice in writing.

What if nothing happens?

Contact your council’s environmental health or private housing team. They can inspect and take enforcement action against the landlord. Shelter and Citizens Advice can advise for free, and legal aid may be available for serious disrepair if you qualify.
