Got an eviction notice?

Many are defective. Defend yourself. We do the paperwork.

We audit your notice for defects, build your defence, and prepare your court bundle. No percentage. No subscription.

One payment. 14-day refund guarantee.

Most eviction notices have at least one defect.

Under the Renters’ Rights Act 2025, the rules landlords must follow have tightened significantly. A defective notice can be challenged before it reaches court — and many fall apart on procedural grounds alone.

Section 21 after abolition

Any Section 21 notice served after 1 May 2026 is unlawful. Full stop.

Wrong form or missing info

Section 8 notices must use the prescribed form and include specific prescribed information.

Incorrect notice period

Most Section 8 grounds require at least 2 weeks notice. Some require longer.

A landlord cannot evict for rent arrears if they are in breach of their repair obligations.

Rent increase irregularities

If the rent was increased improperly, any arrears arising from it may not count.

Retaliatory eviction

Eviction in response to a complaint about repairs or conditions is an automatic defence.
